Ronald McDonald and his merry band of fast food is coming to a Stater Bros.-anchored shopping center in Fontana.
Valore Ventures in Beverly Hills recently signed a long-term ground lease with McDonald’s for a nearly 1-acre lot at 18150 Arrow Blvd.
Terms of the lease were not disclosed.
The real estate investment firm said McDonald’s would immediately begin construction of the 3,895-square-foot drive-through restaurant. The parcel measures nearly 1 acre.
“The single-tenant site is optimally positioned at the intersection of Locust Avenue within a Stater Bros.-anchored center along a busy retail corridor. It’s a great location for a quick foodservice tenant in this growing community,” said Kenny De Angelis, principal of Valore Ventures. “We are excited to embark on this project with McDonald’s, and anticipate an end-of-year or early 2025 opening.”
Valore Ventures bought the parcel in July from Stater Bros.
“We appreciate working with Stater Bros. It’s been a smooth process,” De Angelis added.
McDonald’s was represented by Hot Spot Properties. Stater Bros. was represented by Lee & Associates.
Pic N Save Bargains signed a 10-year lease at a former 99 Cents Only Store in Victorville.
The 29,680-square-foot store sits in a Superior Grocers-anchored center at 14670 7th St. and should open by November.
Progressive Real Estate Partners negotiated the lease on behalf of the unidentified landlord. James S. Clark Consulting in Irvine represented the tenant.
Other tenants in the center include a Costco, Food 4 Less, dd’s Discounts and Harbor Freight Tools.
Pic N Save Bargains was created in 2019, a rebirth for the chain formerly known Pic ‘N’ Save, which was sold to the Big Lots chain in 1998.
Mark Miller, the former president of the Culver City-based Pic N Save, has already opened two Pic N Save Bargains locations in Anaheim and Whittier. Several more are expected to open in the next 12 months, including the Victorville location.
Pic N Save Bargains features a wide variety of close-out and bargain merchandise. Shoppers will find a host of home essentials, party supplies, seasonal decor and grocery items.
Progressive said the interior of the Victorville store is being updated to reflect the brand’s mission of creating “a fun, clean and well-organized shopping environment.”
D1 Training of Temecula is opening Monday, Sept. 23.
The new location, which offers five tenets of athletic-based training, will be operated by Mike Kim, a resident of the Temecula area for more than 20 years who also is a firefighter and paramedic.
D1 Training offers age-based programs for clients ages 7 to adult. Each program includes a warm-up, performance, strength program, core and conditioning, and cool down. The gym also offers one-on-one training.
The fitness concept was founded in 2001 in Nashville, Tenn., by former NFL player Will Bartholomew. It launched franchising in 2017 and has 100 gyms under the D1 banner.

BioLife Plasma Services recently opened at the Victorville Shopping Center, taking over a former 99 Cents Only Stores location.
Pasadena-based SharpLine negotiated the lease on behalf of 99 Cents Only Stores LLC, which owns the 18,600-square-feet space at 12480 Amargosa Road. BioLife was represented by Craig Killman and Michael Kahl of JLL.
BioLife, which has multiple locations in the Inland Empire, pays for and collects plasma from donors. The donation process first collects a donor’s blood and removes the plasma liquid before returning the blood to the donor.
Perris Gateway, an 850,000-square-foot industrial development in Perris, recently got an infusion of cash that will bolster its construction, which broke ground in January.
A $135 million loan originated by Affinius Capital LLC and also backed by Bank OZK will keep the project by DECA Cos. and Wildcat Capital Management funded through construction and its lease-up.
“This transaction represented a rare opportunity to provide construction financing for a large-scale warehouse project with excellent visibility and access to I-215,” said Tom Burns, managing director at Affinius Capital. “Given the leasing velocity of industrial buildings greater than 750,000 square feet in the Inland Empire, we are very excited to close this transaction with DECA and Wildcat as Perris Gateway will be one of only a handful large cross dock buildings available for lease in 2025.”
Affinius Capital was previously USAA Real Estate and Square Mile Capital Management.
