It’s not unusual for shopping centers to change hands in Florida. Lately, Publix has bought out its landlord in some shopping centers and Waterford Lakes Town Center sold for over $300 million, as a couple of examples. Another Florida shopping center just sold for over $100 million. And it’s anchored and shadow-anchored by two heavy hitters in the retail world – Sprouts and Costco.
About The Markets At Town Center: This 245,000-square-foot property is a bit unique in that it is an open-air market located at 4865 Town Center Parkway in Jacksonville.
Tenants include Sprouts, Cooper’s Hawk Restaurant, Five Below, Nordstrom Rack, Zaxby’s, and Chipotle. The Markets are shadow-anchored by Costco. It receives around 4 million visitors per year.
The Market is highly traveled, earning over 5,300 reviews on Google reviews, where it averages 4.5 out of 5 stars. Calvin leaves a typical good review, writing in part:
“This place is one of the most enjoyable shopping areas in Jacksonville, Florida. There are many restaurants and shops of every kind…and even a massive Costco to keep you busy…There is always an excuse to come here and spend some time, even if you just grab a Starbucks Coffee, people-watch, and stroll the sidewalks. It’s a great place to be.”
The Recent Sale: In January of 2025, publicly traded real estate investment trust Kimco Realty acquired The Markets at Town Center for $108 million.
The Markets last sold in 2021 for $93 million so a profit was made.
