Dozens of townhomes could soon come to the fast-growing World Golf Village area of St. Johns County.
The Enclave at WGV is planned along Pacetti Road, near Pacetti Bay Middle School, just south of State Road 16.
The county still needs to approve the project, which will be up for discussion at a meeting at 6 p.m. Monday at Pacetti Bay Middle School.
The Enclave could include up to 64 townhomes and 30% of those would be for low to moderate income households. Currently, the owner is proposing 52 townhomes with 16 workforce housing units.
Affordable housing has been a hot topic in St Johns County.
A report from the St. Johns Affordable Housing Advisory Committee last year found nearly 60% of Millennials are searching for housing that is in short supply in the fast-growing county.
It also found the median sale price of a single-family home in the county was $600,000 and that it’s unattainable for a majority of the workforce.
Despite the need, some in the WGV area have pushed back against recent workforce housing projects that provide affordable housing.
Last year, the county rejected a 300-unit affordable housing project called the Preserve at Wards Creek along State Road 16 near the Silverleaf community.
Traffic is a frequent concern, specifically at I-95 following the opening of Bass Pro Shops, Costco and Buc-ee’s. A Walmart is also planned for the area.
To address congestion, the county plans to build a new ramp that would connect the interstate to Commerce Center Loop. It would cost $40 million.
